De hardste stijging vond plaats in Rotterdam met 9,6%, hoewel de huurprijzen per vierkante meter daar nog steeds lager lagen dan in Amsterdam.<\/p><h2 class=\"wp-block-heading\" id=\"h-regionale-verschillen\">Regionale verschillen<\/h2><p>De prijs per vierkante meter in Amsterdam was aanzienlijk hoger, namelijk 27,28 euro, de hoogste in het land. Eindhoven was uniek onder de grote steden in Nederland, waar de huren met 1,4% daalden tot 17,67 euro per vierkante meter. Voor huurders die al in hun woning zitten, zijn er regels voor de jaarlijkse huurverhoging. In 2022 was de maximale huurverhoging 4,1%, maar dit percentage werd verhoogd naar 5,5% in 2023, gebaseerd op de inflatie tussen december 2022 en december 2023.<\/p><div>\n          <style>\n        .sh-player-container {\n          min-height: 250px;\n        }\n      <\/style>\n        <div class=\"sh-player-container\">\n      <div id=\"sh-player-location-576057\" class=\"sh-player-location\" data-vr-zid=\"AAFxSiPS6-oktwTD\"><\/div>\n    <\/div>\n  <\/div><h2 class=\"wp-block-heading\" id=\"h-gevolgen-van-overheidsmaatregelen\">Gevolgen van overheidsmaatregelen<\/h2><p>De daling, van het aantal beschikbare <a href=\"https:\/\/www.startpagina.nl\/#q=woningen2023sp\" target=\"_blank\" rel=\"noreferrer noopener\">woningen<\/a> voor nieuwe huurders, met meer dan 15% in het afgelopen kwartaal, is gedeeltelijk toe te schrijven aan particuliere investeerders. Zij verkopen steeds vaker woningen dan dat ze kopen. Overheidsmaatregelen, zoals een verhoging van de <a href=\"https:\/\/www.startpagina.nl\/blog\/welke-belastingen-betalen-we-in-nederland\" target=\"_blank\" rel=\"noreferrer noopener\">overdrachts- en vermogensbelasting<\/a> voor investeerders, evenals de invoering van opkoopbescherming door sommige gemeenten, hebben hieraan bijgedragen. Het demissionaire kabinet is van mening dat de verkoop van vrije sector huurwoningen niet noodzakelijk problematisch is. Dit kan leiden tot een afname van de vraag naar middenhuurwoningen.<\/p><div>\n    <section id=\"section-ad-banner-r3\" class=\"section-ad-banner\">\n    <div class=\"container\">\n      <div class=\"banner-target-rx\" data-aceslot=\"r3\" id=\"aa-blog_r3_95548\">\n      <\/div>\n    <\/div>\n  <\/section>\n<\/div><h2 class=\"wp-block-heading\" id=\"h-huurdersinteresse\">Huurdersinteresse<\/h2><p>Een huurwoning in de vrije sector trok in het laatste kwartaal gemiddeld 18 potenti&euml;le huurders, iets minder dan de 21 van het vorige jaar. Utrecht lijkt succes te boeken met haar opkoopbescherming, aangezien het aantal verkochte woningen daar met 24% is gedaald, en er zijn meer woningen toegewezen aan starters.<\/p><div>\n    <section id=\"section-ad-banner-r4\" class=\"section-ad-banner\">\n    <div class=\"container\">\n      <div class=\"banner-target-rx\" data-aceslot=\"r4\" id=\"aa-blog_r4_86121\">\n      <\/div>\n    <\/div>\n  <\/section>\n<\/div><p>Bron: NOS.
